Description of Property
Location; The pousada is in the village of Itacimirim in the state of Bahia, on the Coconut Coast, famous for beautiful beaches, capoeira and Carnival and located just a short drive from Praia do Forte. Praia de Forte has gained international recognition for whale-watching and a marine turtle reserve, as well as excellent restaurants and shopping. Journey time to Salvador International Airport, with direct flights to Europe and the States, is short and easy on the newly-constructed dual carriageway. Distance about 45 kilometers.
The Property is situated in beautiful and tranquil grounds with natural vegetation, and is visited frequently by parrots and monkeys. There is a reception, a dining area for the guests and a barbecue in the gardens, and ample parking as well as 8 en suite letting rooms.
The owner's house is conveniently attached to the pousada and has two bedrooms, two bathrooms, a large kitchen and a spacious utility area with two storerooms.
Construction; the property is of bricks and concrete construction, with a ceramic tiled roof (common for the region). Quality is good and the property will be repained throughout by the vendors for any buyer.
Security issues; There are none! The area is very safe and quiet. At present there is a 'caseiro' (housekeeper) living in the pousada to take care of the pool and the grounds.
Current Busines; the pousada was run as a business by the previous owner but has not traded since being purchased by the present owners in 2003.
Business Potential. Even during the low season (March to November) there is a good turnover of tourists at Praia do Forte, and every year it grows, which means a 'spill-over' into the surrounding areas. The pousada could charge around R$80.00 per night (US$40.00 approx) per room for bed and breakfast during this season as Praia do Forte is only a short drive away.
The high season can be exceptionally busy, and from Christmas through to Carnival, at the end of February or beginning of March, you can expect 100% occupancy most of the time. During this season you can charge around R$120.00 (US$60.00) per room.
Taxation if classified as a business; Property taxes amount to around US$300 per year, and business licence taxes amount to around US$150 per month. As it is a small business there is no income tax payable.
Rental Demand; At present the majority of holidaymakers in the area are Brazilian, mainly the South, but as Praia do Forte is gaining international recognition there will be a great deal of 'spill-over' business and international visitors. Accommodation in Praia do Forte is very expensive and many people prefer to stay outside the town.
Climate and Seasons; Bahia is in the tropics, and is warm all year round. The rainy season is from March to July, although it rarely rains all day.
