PRICE REDUCED & UPDATED - The plot itself is 1380 m2 and is sub divided into 4 x 200m2 plots, each let for €315 per month and 1 x 250m2 plot with its own entrance, let for €350 per month giving a total income from the caravan plots of €1250 per month.
Each pitch has its own utility unit with toilet, shower, washing machine and storage area and each pitch has its own electric sub-meter. We have a main meter for the overall plot.
All of the pitches are currently let on long term renewable contracts with a 5% annual rate increase provision. Each tenant also takes full responsibility for the maintenance and upkeep of their own pitch and utility unit (written into the contracts) and we hold security deposit of 1 months rent from each tenant.
The owners currently live in a small cottage (45 m2) on site which could be rented for about 400 Euros per month.
Our tenants are all retired couples and our site is run on a “no dogs or children” policy to try and maintain the peace and quiet. Each tenant has a key to the gate and they all make sure that the gate is closed and locked when no-one is there.
Two of our tenants live in Wales but keep their caravans permanently on site. They fly out three times a year for their holidays. The third tenant lives in the nearby village of Monda and also keeps his caravan on site which they use at weekends and now and then on public holidays and the fourth couple live there permanently.
The two couples from Wales pay their rent directly into our bank via a bank transfer six-monthly in advance with the other two paying monthly in advance in cash.
The electricity company read their meter every two months and we then read the sub-meters and bill each tenant accordingly. The water is from a well which is used by our whole community and we have a ten year renewable contract for the use of the well. We are charged €43 euros every three months for the maintenance of the pump, filters and the electric cost of running the pump. This maintenance is carried out by our neighbour. We pass this charge onto our tenants at a cost of €10 each, payable every three months.
We also have a €50 per annum community charge (the plot is one of eight). The community consists of 4 Spanish and 4 English owners and of the 8 owners only 4 live here permanently. The community is fully registered and we pay our community charge on or before the end of March every year. The community charge is then used as and when necessary for the upkeep of the lane, etc.
The plot is well maintained with many established palms, trees and shrubs. It is fully gravelled, fenced and gated. There is a postal service to the plot and it is within walking distance of the village of Villafranco where you can find buses to nearby Alhaurin el Grande and Malaga. The village also has a supermarket, hardware store, butchers, bakery, bars, restaurants, and primary school. Malaga airport is 20-30 minutes away depending on the time of day and the traffic. The motorway access is 2km away and when this new motorway is finished (scheduled for completion in August this year) it will cut the traveling time to Malaga down to about 15 minutes.
We have broadband wireless internet installed on the plot with each tenant arranging and paying for the internet access directly with the internet provider. We also have satellite TV, both Astra and SKY for both of the cottages and 1 of the pitches. The other tenants have their own installations.
All of the paperwork for the plot is in order and fully legal with an escritura for both the land and the brick cottage. There are no town hall contributions payable because the land is classed as rustic but we do have a €32 per year contribution for the cottage.
