This property is an ideal holiday home or rental property or could be a permanent home for a couple. The style of this property is very popular with renters and the location is perfect as very quiet and peaceful but just 10 minutes from the town where supermarkets and shops are located and 15 minutes from the thermal spa complex. Because of the heating, this property could be rented or lived in all year round.
Position: The property has its own private drive and probably the best views in Prekmurje as its positioned half way up a hill looking down over the Slovenian countryside with Croatia to the left and Austria to the right. The Ski Mountains of Maribor can be seen in the distance and night skiers can be seen at night during the ski season.
Parking: There is ample parking outside the front of the propertyy which is block paved. There is also a garage approx. 8 meters long.
Contents: All the furniture will remain in the property. All wine making equipment is included in the sale.
Accommodation: The house has been built over three levels. On the ground floor is the garage, tool shed and wine cellar. Purpose built stairs then lead to the living area where the kitchen, bathroom, and living room and wide balcony are located. A spiral staircase leads to the upstairs space which is currently being used as a double bedroom and a living area. This space could be split into two bedrooms with a simple partition wall. There is also a second wide and covered balcony with seating which again offers excellent views.
Services: The property has 3 phase electricity, electric central heating, electric water heaters, telephone, internet connection, air conditioning, mains water plus a private water supply with pump. The property also has a postal number.
Entrance hall: Small entrance hall with space to hang coats and store shoes.
Bedrooms: There is currently one double bedroom on the second floor; however the current owners use the other side of the room as living space (sofa, chairs TV). This living space could be partitioned off from the bedroom and used as a second bedroom. There is a new double bed, wardrobe and draws that will stay as part of the sale.
Kitchen: The kitchen is small but functable. There is a cooker, microwave, hob and stand alone fridge as well as fitted cupboards. The space available in the living area would allow the kitchen to be moved to a bigger location if required.
Bathroom: The shower room comprises of a shower with enclosure, W.C. and vanity sink unit with lighting and a newly installed water heater.
Living room: The living and dinning room is open plan and has wooden ceilings. Walls are either cladded with wood or exposed brick. These could be changed very easily if desired.
Outside: The house has its own road from the public road to the property. Below the property is a vine yard consisting of Laski Rizling grapes and Musket. The vinyard produces between 500 & 600 liters of wine per year. As well as grapes there are pears, apples, peaches and berries. There is block paving at the front of the property where a purpose built brick BBQ has been built.
Nearest airport: Graz in Austria, just over one hour away from the property. The low cost airline Ryan air fly’s to Graz 4 times per week (2 hour flight) from London Stansted. Maribor airport in Slovenia is just over an hour away, again Ryan air fly’s into Maribor 3 times per week from London Stansted.
