Atlantic Beach is a condominium of individual villas near the coast at Mosquiro, close to the Sergipe city of Aracaju and just 15 minutes from the airport.
This safe and welcoming area is very popular with Brazilians because of it's micro climate and becoming more popular with foreigners as it gets to be better known. We have 3 houses available and my local agent, who lives at Atlantic Beach says they are all well built.
Aracaju the capital city of the state of Sergipe is situated on the Sergipe river estuary just slightly inland from the coast. To the south of this city of 500,000 inhabitants lies an island bounded by river estuaries to the north and south, a river to the west and by the sea to the east. The island is 25km long and this is where the famous beaches are. There are two parallel roads going south although not shown on the map, one follows the coast and ends at the lighthouse at the southern tip of the island. The other 1km inland goes through the town of Mosquiero and ends at the ferry which connects to the southern mainland.
There is also a ferry at the northern tip which is now being replaced with a bridge connecting Aracaju to Barra Dos Coqueiros this has now been completed and allows traffic from the north a clear route onto the beaches. There is also a bridge scheduled to replace the southern ferry at Mosquiero the contract has been awarded and work started on the footings for the support pillars. A large hotel complex is going to be built at the southern end of the island with holiday chalets and the usual facilities.
When the above has been completed expect land and property prices to treble. They are moving up now at 20% per annum.
The 25km or so of beaches have no pebbles and the sea is shallow until one kilometre from the shore. At the northern end known as Atalaia millions of reals (R$) have been spent on making an artificial beach. There are wooden bridged walkways down to the sea and many beach bars. The whole area has been landscaped all 6km of it. The road here is dual carriageway, on the sea side there are night clubs, shops and excellent restaurants including Chinese, Italian, Japanese and Portuguese as well as Brazilian. There are also two markets
On the other side of the road is where all the 4 and 5 star hotels are. Places like the Del Mar and the Celi Prior. It is also where the many shops are catering for all the usual holiday beach side needs of visitors.
As you leave Atalaia the road goes to single carriageway there are 8 other beaches besides Atalia. Coroa do Meio, Pria dos Artistas, Havaizinho, Aruana, Nãufragos, Robalo, Mosqueiro and Prainha do Vasa Barris with many beach bars along the route all on the sea side of the road. Some like the Parati and Bem Brasil are where the people who want to “see and be seen” go. The other side of the road has condominiums, Apartments and large villas in a mixture of both permanent residences and holiday homes. It is not over developed and the picturesque grassy dunes are deemed as conservation areas, so they cannot be built on.
The temperature is 22 to 33 deg year round with a refreshing sea breeze which keeps you cool, so sitting at a bar or engaging in a sporting activity is not uncomfortable. In all Aracaju is a wonderful place to live. As the locals say” Paradise.”
