Description: This traditional two story old house is located in Eastern Slovenia in the region called Podravje where a mild climate and favourable soil conditions have enabled the production of top quality white wines to be produced.

The footprint of the house is 99.00m2 and it is situated on a very quiet road at the top of a hill looking down on fields and the beautiful forested valley below.

In front of the property there are many small vine yards belonging to local people and holiday homes of those living in the towns and in Austria.

The house has been renovated by the current owners who have preserved a lot of original features.

The house is over 100 years old but has been maintained in good condition. The walls are very thick which results in the house keeping nice and cool during the long hot summers and once the wood burner is going, snug during the cooler months.

Inside the house:

Double wooden doors open up to a good sized tiled porch/hallway. Directly in front of the entrance is the kitchen which has room for a small breakfast table. There is a stainless steal sink, electric hob and oven and a fridge which are all in good working order.

The opening to the Hungarian heater / bread oven is located in the kitchen; where the wood is put in.

From the hallway, stairs go up into the roof space where the current owners have converted just under half into an ample sized double bedroom with a window. The opposite side of the roof space has not been touched but could be converted into a further double room and bathroom if required. Water pipes have been installed for such a conversion.

Going back down to the hall way. Doors opposite each other take you to rooms at each end of the house. The room on the left is currently being used as a bedroom. Walls have been freshly painted as with the rest of the house. A new floor has been laid and there are two beautifully restored traditional single beds and clothes draws already in the room. A door at the back of the bedroom opens into a shower room where a cabinet shower, W.C. and sink can be found.

The door to the right takes you into a large living room approx. 9x7 meters. There are 4 wooden original windows in the lounge area, original wooden floorboards and a large Hungarian heater / bread oven which when lit keeps the whole house warm. There is plenty of space in this room for a large dinning table and chairs; however most of the eating done at this house will be outside looking over the valley.

This house is a perfect holiday or permanent home which can be used immediately. The current owners have stayed in the property throughout the year and have had no problems in driving to it during the winter. The property is also very rentable, especially to those that like to get away from it all and enjoy nature, peace and quiet.

Outside: there is plenty of space for playing, relaxing and even to create a vegetable patch. A meadow of 1560m2 comes with the property which the local farmer currently uses for hay, which keeps the maintenance down. This however could be planted with vines or fruit trees if desired.

There are plenty of opportunities for walking and cycling around this region and the current owner’s children and their friends enjoy playing in the woodlands in the bottom of the valley where a small stream runs past.

The Bio Terme in Mala Nedelija which is very popular with Slovene people and is currently being expanded is just 10 minutes by car from the property.
