The Winery is located just outside Montevideo, Uruguay, 20 minutes from the city center by highway (a total of 15 kilometers) in Canelones province on a site of approximately 2 acres with about 3,800 square feet of buildings. It has 17 fermentation tanks with a total capacity is 382,000 liters which can produce just under ½ million bottles annually. There is plenty of room to add more tanks. The existing small tanks can be used to produce fine wines.
The vendor can furnish you with contacts that can locate vineyards in the vicinity. These properties would already have grapes that have been growing for at least 5 years (the minimum time for a mature vineyard). You can also lease some of the Winery to other vineyard growers in the area which would entitle you to a percentage of their profits, or you could purchase grapes from them to produce your own wines, or you could purchase raw land on which you can grow your own grapes.
Tannat is the wine that is produced in this area. It is an intense and delicious wine, relatively unknown in the USA and in worldwide markets. It is also actually a healthy wine which can be marketed to upscale, trendy, health-conscious wine-drinkers. The Winery affords you the perfect opportunity to introduce a new, exotic and distinctive Tannat wine to the public.
The property also includes the solid, concrete structure of a small house. The floor needs to be tiled and the walls need to be painted. There is electricity, telephone availability and water. A septic system would have to be installed. I can recommend a local contact to arrive at a competitive cost of completing the house. Once completed, the house could be used as a record-keeping and facility management office.
The Winery itself is a solid, sturdy concrete structure with a zinc coated, corrugated steel roof inorporating large fiberglass windows for plenty of light. There is also a large storage tank on the property with a well. The remaining land extends to the tree line in the background in the photo. This land can be used for agricultural purposes or to accommodate another house.
There is a Wine Institute located 3 kilometers from the Winery. They can provide expertise in any facet of the wine business. They can also procure winemaking equipment for you, e.g. wine press, grape crushers, etc. They also have a large labor pool of talented, friendly, young, energetic students who live in the area and who would be happy to work at the Winery. There are also oenologists at the Institute you can hire to produce fine wines.
Office and living space is readily available in the area or in Montevideo. You can also allow graduates of the Wine Institute to run the Winery while you remain in your country of residence.
There are several port facilities in Montevideo from which you can ship your wines at approximately thirty five US cents per bottle. A ready market exists in the city, in the resorts along the coast (e.g. Punta del Este etc), and in Brazil, especially the resorts along the Brazilian coast. There are also cruise ships which dock in Montevideo on a regular basis. Passengers disembark, dine at restaurants in the area, and visit galleries. They also visit the ‘Casa del Vino’ wine store where all the wines of the region are sold. Your wines can be sold there too.
There are no capital gains taxes in Uruguay if you intend to sell the Winery at a later time.
Most working wineries in the area are priced at USD 1.5 million and up.
In regard to renovation I have a breakdown from a reputable local builder which can be forwrded to interested parties but the total price comes to only USD 48,960
The facility is located in a politically stable and economically viable country having little geophysical or climate risk.
The price quoted in Euros is for guidance only and reflects the exchange rate at the time the property was listed. The property will be sold in $ US ands the owner seeks $75,000 US .
