This wonderful old farmhouse covers 190m2 over 3 floors and is set in a stunning and fertile 0.5 ha plot of land. Architect plans have been drawn up to renovate the finca into a 4 bedroom family house, either for permanent accommodation or for a holiday home or let.
This house has mains electricity & water from the town. The project used to be called Los chorrelitos (little streams) which as the name suggests, means there is an abundance of fresh water springs running through the land of the project. There would be no difficulty in establishing a private well if wanted.
The finca is located in a spectacularly beautiful location at the foot of the cliffs of the Pena de las Arias Montano overlooking the pueblo of Alajar which is 5 minutes on foot down an old path. The Sierra itself is a landscape of forests of cork oaks, chestnuts covering rolling hills with green meadows and streams. The wildflowers in spring are seriously out of this world!
Alajar is one of the most pictureseque and established mountain villages
of the Sierra with old cobbled streets, a couple of very good restaurants, shops, primary school, and a pretty plaza. It is one of the popular destinations for tourists in the area, but is unspoiled and very "Spanish.” Alajar is approximately 15 minutes from Aracena (the regional capital), and approx. 1 hour from Seville or 1 and 1/2 hours from Huelva.
Architect plans to renovate the main farmhouse set out the following – all of which could be adapted:
first floor - 3 double ensuite bedrooms.
Ground floor - a large open plan living room with potential for separate dining areas or other living space with fireplace, a reception area. Also another double ensuite bedroom if necessary.
Basement - a kitchen and dining area, utility room, storerooms. This house has its own private vine terrace and garden as well as direct views up to the cliffs of the Pena above and down to the church and village of Alajar.
There is also the potential to renovate the existing outbuildings at a later date into a 10 bedroom rural tourism project with potential to add on additional workshop space for special interest activities such as yoga, painting, arts, complimentary health. We previously applied and got permissions from the National Park and Junta de Andalucia Tourism Department for this type of development. As such, it would only require waiting for permission from Obras Publicas. Grants are also available for this type of tourism development. This was the a key attraction for us as it is pretty rare to find anywhere in national park land where there are actual existing structures which can comply with planning regulations and which can be developed at length to start a financially viable rural tourism project. Architect plans can also be seen for the development of these outbuildings if requested.
Additional unique features of the finca include:
- a little two storey bothy which we thought of converting into treatment rooms or yoga studio space. However, it could be a tiny guest annex, workshop, whatever took your imagination! It is tucked away at the top of the land.
- fresh water plunge pool
- this is fed by natural springs.
- there is provision for a car park built into plans
- a plethora of mandarin and orange trees (one of the few areas in the region where sweet oranges are grown),
along with pomegranates and other fruit trees.
To conclude: This is a beautiful and unique finca set in a stunning good sized garden with potential to be easily renovated into a stunning permanent home or stunning holiday home. There is also the added attraction of being able to develop the plot into a financially viable rural tourism business at a later date if desired.
This is a truly beautiful area. Very green and fertile with dense forests carpeting the mountains, interspersed with villages and towns, yet really accessible to Seville and Huelva. This is a beautiful and unspoiled destination.
