Description of Property
This is a project in waiting. The vendors acquired the site intending to create "an eco-resort that respects and protects the environment and natural beauty of the area. A place that works together with nature to nourish our body and soul. A paradise for eco-fitness training but also an oasis to write a book, meditate, or just relax". For personal reasons the project was never begun but whatever you have in mind there couldn't be a more beautiful spot to build it!
OK, there's the dream, now lets get down to the nitty gritty! Currently there is no direct road access. Instead you park in the village opposite and cross the river (200m) by boat or, at low tide, simply walk across! If you need a boat one of the locals will be delighted to oblige for the princely sum of R$5 reais!!!
The plot size including Pontal/Point is 21,700m2 with 311m of direct beachfront. The fenced area that exclude the Pontal is 15,500m2 with 191m of direct beachfront. The zoning allows 10% of total area or 2,170m2 of space to build up to to levels (7m high) in the fenced area. The Point is not to be built on because its a local treasure/postcard and protected, yet 100% owned by the vendor!
Electricity may be transfered from the village, probably for free, under the "Energia para todos" federal program. This would however be an ideal place to look at alternative energy sources for at least part of your needs.
Water and sewage could also be linked from the village, but a water well and self contained septic tank is probably a better idea.
Telephone could be transfered from the village with the electricity, via underwater cable.
There's a major boardwalk project approved for the village directly across from the property only waiting funding for it.
Construction on the site is NOT a problem. The vendor checked on all of this for his project on this site. Building materials would be delivered to the river edge at the village and transfered on a barge to the property. Labor is cheap and this cost would not be significant.
ALL paperwork/documentation is 100% in order. The land is in fact owned by company and is the only asset of that company. Ideally the vendor like to sell the land via the sale of the company (transfer of stock ownership).
The company was NEVER activated, is free & clear. All documentation for both the company and the land can be made available to the buyer's lawyers.
